Meet Tori Madilia: Building Relationships at Farmstead

Tori Madilia grew up nearly 2,000 miles from Billings, but the path that brought her to Farmstead is less random than it might seem.

After making the move to the Treasure State to be closer to her boyfriend, Tori got a career nudge from someone who knew her well. Her best friend back home happened to be a community manager and had a feeling she might enjoy property management. He encouraged her to give it a try.

“My best friend back home thought I’d do well at it,” Tori said. “He was right. I knew from the get-go I’d be a good fit here.”

Now serving as Assistant Community Manager at Farmstead Apartments and Townhomes, Tori has settled into a role that plays to her strengths. Showings, move-ins, and everything in between fill her calendar, but her focus tends to land in the same place: the people.

It’s those resident relationships that keep the work meaningful. Whether helping someone with a request or just chatting in the halls, the people she meets every day keep her energized.

“It’s always nice to get to know people and build a good rapport with them.”

When she’s not at Farmstead, Tori enjoys experimenting in the kitchen and is almost always working through a new book. Lately, that’s meant the Kindred’s Curse series by Penn Cole. She read the first three books in just two days and is already waiting on the series’ final release this September.

While Montana may be a long way from home, some things haven’t changed no matter the distance. Without major league teams nearby, Tori still keeps her loyalty close, cheering for anything Philadelphia, especially the Philadelphia Flyers. Let's Go Flyers!

This summer, Tori and her boyfriend Simon are planning a few trips back to her favorite places back home before they welcome their first child, a baby boy, later this fall.

Meet Thomas Janis: Keeping 10Bedrock Looking Great

Thomas Janis has been working in maintenance for nearly 8 years, learning as he goes and picking things up from the people around him. Today, he serves as a Senior Maintenance Technician at 10Bedrock Apartments in Box Elder, South Dakota.

He is a proud member of the Oglala Sioux Tribe , a revered culture known for a deep sense of responsibility to others. Spend just a few minutes around Thomas and you’ll quickly see what matters to him.

“My culture is based on warriors helping the community strive,” he said. “I carry that into my work.”

A typical day has Thomas moving in a lot of different directions. He might start with resident work orders then shift to ongoing maintenance projects. Throughout it all, he focuses on keeping the community looking its best while bringing a positive attitude to the people around him.

For Thomas, it really comes down to the people. He says his favorite parts of the job are taking care of residents, supporting his team, and making sure that 10 Bedrock is a community people feel proud to call home.

“I am committed to being the best I can be as a father, team member and to bring positivity to others around me by creating a positive work place,” Thomas said.

There’s a good chance you’ll hear him singing while he’s working at 10Bedrock as music has always been a big part of his life. He even used to play in a nu metal band (think icons like Korn, Slipknot, System of a Down), and has been talking about getting it back together.

When Thomas is away from 10Bedrock, he’s usually outside with his kids, hunting, fishing, or spending time around his horses. If he’s not outside, he’s probably working on his 2020 Challenger or has the music up, singing along.

This summer, he’s looking forward to the warmer weather so that he and his kids can make memories doing their favorite things together: swimming and fishing.

Giving Dakota Park a Refresh for Residents

Dakota Park isn’t new to Fargo. With a few thoughtful, resident-focused updates, it’s getting even better.

The community first opened in 1996 and is noteworthy as one of the largest communities in Fargo, one of the first to feature underground parking, and one of the first to have an indoor pool. It’s no surprise that many residents have chosen to call Dakota Park for decades. It truly does have everything you need.

It’s been a few months since we welcomed Dakota Park into the Collective portfolio, and it’s quickly become a favorite among our team. In that time, they’ve come up with some great ideas to make it even better.

The Good Stuff We’ve Been Working On

The team at Collective has been focused on updating the parts of Dakota Park our residents use every day. The goal hasn’t been to reinvent the community, but make small changes that we know will make a difference. We’re starting with community spaces like the pool, community room, and fitness centers.

The Pool

The pool area is incredibly popular with our residents and for good reason. There aren’t many apartment communities in Fargo that have an indoor pool or a sauna, or a hot tub let alone all three. It gives tropical oasis vibes, especially soaking in the hot tub while looking through the oversized windows (just pretend it’s not snowing). Still, we knew we could make this space even better for our residents.

Thanks to our on-site team members Cate, Abby, Daniel, and Lawrence, the pool area has brand new furniture including tables and chairs, as well as pool loungers for that extra beach feel. Community Manager Cate wanted to make sure we pointed out that the team at Dakota Park put together the furniture themselves. We appreciate their hard work!

The Community Room

The biggest change has been in the community room. This area has always been popular with our residents for impromptu game nights, birthday parties, and crafting sessions, but it was in need of a refresh. Thanks to our partners over at Great States Construction, the room has fresh paint, new carpet, and a completely transformed kitchen area.

The kitchen, which is ideal for prepping a feast for dozens of friends, is brand new from top-to-bottom. New flooring, new cabinets, new appliances, new countertops - everything has been redone.

We’ve also brought in brand new, comfortable furniture with plenty of space for lounging and seating. One of our favorite new additions is the high top table and barstools that overlook the pool area. It’s a great place to get some work done, read a book, or just relax while soaking up the sunshine from the pool area windows.

The community room is really setup for entertaining and having a good time. The space now has three flatscreen TVs - great for watch parties, movie nights, and gaming. A unique addition is the new oversized puzzle table that is going to make puzzle nights so much fun. And, we’ve had a lot of questions: yes, a brand new pool table is part of the remodel.

Every great space deserves a great name. We’re inviting residents to help choose the community room’s new one with an in-office naming vote. Stop by the office to cast your vote. We’ll reveal the winning name at the end of May.

Over the past three decades, this room has been part of so many resident memories, and we can’t wait to see what gatherings come next. The community room is available to reserve. Just stop by the office or send the team a note.

The Fitness Centers

After hanging out in the community room, head upstairs to the fitness center. Everything (and we mean it) is brand new.

The updated low-impact flooring is what you’d expect to see in a commercial gym. It looks great, but more importantly, it’s easier on your joints and provides solid grip.

We kept the center of the space open for things like yoga, giving you room to move without feeling cramped. Along one wall, you’ll find floor-to-ceiling mirrors, perfect for checking your form (or striking a quick selfie, no judgment here).

The center has all the equipment you need to stay active. Equipment includes the usual lineup of treadmills, free weights, and stationary bikes, plus a new FTX Functional Trainer that gives you a lot more flexibility in your workouts. Whether you are doing some cardio or some light weight lifting, the fitness center has you covered.

The exact same changes are underway at the fitness center in the 2900 building, with that fitness center expected to be completed by the end of April.

O ther Changes

We’ve made a few other changes that probably aren’t as visible but are just important.

In the parking garages, the lighting has been updated to make it brighter and easier to see.

Outside Dakota Park, crews will be completing the landscape cleanup project once the weather warms up. Look for continued tree and shrub trimming throughout the entire community as we keep reinvesting into the community.

Looking Ahead

We’ll keep doing what we can to keep the Dakota Park community a great place to live. Our on-site team, led by Cate, is there to answer resident questions. They’d love to hear any suggestions you might have, too.

Meet Ryan Sullivan: Minneapolis' Mr. Fix-It

Ryan Sullivan found his way into property management when opportunity and timing aligned perfectly.

Like a lot of people in 2020, Ryan found himself looking for something new. His wife, knowing how good he was at fixing things, encouraged him to look into a role with Presbyterian Homes. What started as a maintenance position quickly turned into a career as he worked his way up to second in command at one of the largest senior living locations in the state of Minnesota.

Today, Ryan serves as a Senior Maintenance Technician at ElseWarehouse and The Copham in Minneapolis’ North Loop.

A typical day has him moving between both properties, tackling work orders, keeping an eye on the overall condition of each building, and staying proactive about anything that needs attention.

But for Ryan, the job goes beyond keeping the buildings and their systems running. It’s about creating a place people are happy to call home and focusing on making sure residents feel taken care of.

“I’m just trying to make people smile and have a good day,” he said. There’s also a side of Ryan you probably wouldn’t guess right away.

At first glance, most people assume he played football. In reality, he played semi-pro basketball after moving to the Twin Cities. Today he competes as a semi-pro racquetball player and is currently ranked in the top 40 in the country.

Outside of work and sports, Ryan keeps things grounded. Most of his time is spent with his wife and their two young kids, ages four and one, along with catching up with friends when he can. This summer will look a lot like home projects and family time.

He’s also a self-described massive metalhead, which might explain the exceptional energy he brings to everything he does. Rock on, Ryan!

ICYMI: The Copham Welcome Week

Collective recently expanded its presence in Minneapolis’ North Loop neighborhood when it added The Copham in March.

The Copham is a historic warehouse turned apartment community located on Washington Avenue just down the block from Collective’s ElseWarehous e. With its modern-meets-industrial style and a location in the heart of one of Minneapolis’ most vibrant neighborhoods, The Copham is a natural fit for the Collective portfolio.

Welcome Week at The Copham

To welcome residents of The Copham to Collective, we kicked things off with a Welcome Week full of happy hours, fun activities, and a little something extra to start each day, all rooted in our resident-first approach. It was a chance for residents to meet the Collective team, and for our team to put a face and name to the people who call The Copham home.

It started strong with free piping hot (or ice cold) caffeinated beverages from Bean Sprout Coffee Co. , a sibling-owned mobile coffee cart. The Bean Sprout crew brewed up a special menu for The Copham, featuring signature drinks like a Chocolate Orange latte and a Strawberry Matcha. Each hot drink was topped with a laser-etched Copham logo on top. It was a little extra in the best way and each drink was absolutely delicious.

No housewarming party would be complete without gifts. Our team designed custom leather coasters brought to life by Leather Works Minnesota exclusively for The Copham, including one featuring a street map of the North Loop. It was a fun surprise waiting for residents when they got home, and a subtle nod to the neighborhood we’re proud to be part of. We left a few extra scattered throughout The Copham. Something tells us they’ll find new homes pretty quickly.

We kept the fun surprises coming by hiding golden tickets throughout The Copham, each one earning the lucky recipient prizes like a bluetooth speaker or LEGO set. Once word got out, it turned into a frenzy of fun and the tickets were all found in no time.

No golden ticket was needed for one of our favorite events of the week: Wine Down Wednesday. The happy hour brought a little Napa Valley to the North Loop of Minneapolis thanks to Beck, a resident from nearby ElseWarehouse. He shared stories from his years working in California vineyards while the Collective team and residents crafted wine glass charms. Not a bad way to spend an evening with new friends.

Thursday night, we filled the lobby of The Copham with bright, fresh flowers, a bright spot on an otherwise unusually chilly day. Residents could grab a ready-made bundle of fresh-cut blooms or build their own, wrapped in rustic paper, stamped with The Copham logo, and finished with twine. It was our own little way to bring a hint of spring to The Copham.

We finished the week with a North Loop party, complete with a live set from a local DJ, apps, drinks, and good vibes. Hosted at nearby ElseWarehouse, it brought both communities together for the night. Neighbors and friends also got hands-on with a tote bag customization station led by Bound Nolo ’s Colleen, adding their own flare to something they could take home. We’ll definitely be doing that again.

It was a great week with new connections and great stories. We’re excited for what’s ahead at The Copham.

Time Well Spent: Giving Back Across Collective

It's 6am at the rink, and someone showed up early to make sure she did too. A dog leaned into a stranger's hand because someone took the afternoon to help him trust again. A knock on a door, and someone's day just got a little brighter because a stranger decided to show up.

Giving back at Collective doesn't look the same for everyone and that's exactly the point.

Every Collective team member gets eight hours of paid volunteer time each quarter. It’s up to each individual to choose how they use it. People use it how they want, for causes and organizations that matter to them on a personal level.

“Living out our values even when we aren’t at work matters,” said Scott Houle, President of Collective. “If we can give people the time and space to do something meaningful, that’s worth it.”

That time gets used in many ways, all of it making a difference. Here are a few of those stories.

Hope Blooms

What happens to flowers after a wedding, a funeral, or an event? Most are thrown away. In Fargo, one nonprofit is doing something different.

For the past 10 years, Hope Blooms has taken donated flowers and put them back into the community as bouquets for people who need them.

Volunteers create each arrangement by hand, then deliver them directly to people in the community through the Petal It Forward program. It’s a simple gesture, but it can mean a lot. A knock on the door, a quick conversation, and something that brightens the day.

Hannah keeps coming back because of what it does for other people, and for her. In the middle of busy days and long to-do lists, volunteering gives her a reason to slow down and focus on something simple.

“You don’t always realize how much a small gesture can mean,” Hannah said. “A vase of flowers can completely change someone’s day. And honestly, it does the same for you. It makes you slow down, be grateful, and appreciate the small things.”

It’s also about the people behind it. Dozens of volunteers from all walks of life, showing up together for a common goal. Community doesn’t just happen on its own. It takes people choosing to be part of it and choosing to do something small for someone else.

“It’s a small thing, but it’s how you build community,” Hannah said. “Just showing up and doing something for someone else.”

Homeward Animal Shelter

Homeward Animal Shelter cares for between 180 and 220 animals at any given time, far more than the building itself can hold. Fewer than 50 are housed on-site, with the rest placed in foster homes. Since 1966, more than 44,000 animals have found new homes because of their work.

It only happens because of volunteers.

Kylie is one of them. She gives her time to the shelter, helping animals get ready for the moment they find a home.

The shelter recently partnered with the Fargo Theatre on Broadway during a showing of Best in Show, a satirical take on the dog show world. These dogs might not be headed for the show ring, but they’d happily take a spot on someone’s couch without hesitation.

Kylie was paired with Kaiser, a calm, easygoing dog who was more than willing to soak up the attention. The event gave dogs a chance to socialize and meet potential families, which is exactly what keeps her coming back. Time with the animals is the easy part. Helping prepare them for a home, and getting to see that moment when it finally happens, is what matters.

“The animals can’t tell you what they’ve been through, but you can see it,” Kylie said. “Being part of helping them feel safe again and find a home is incredibly rewarding.”

Those moments aren’t always big. Sometimes it’s a dog like Kaiser settling in, opening up, and finally leaning in for the attention.

As for Kaiser, he found his home just a few days after his Broadway debut.

Sports Mentoring

Sports do a lot more than keep kids active. They build confidence, teach resilience, and give kids something to belong to.

But not everyone sticks with it. Studies show girls are more than twice as likely to drop out of youth sports by age 14. Kayla is doing what she can to change that.

She spends her time working with youth hockey players through the West Fargo Hockey Association, mentoring young female athletes and helping them build confidence that carries well beyond the rink.

“It’s important to me because we see it happen. Girls drop out of sports because they lose confidence,” Kayla said. “I do this because sports teach so many incredible lessons. If we can build confidence and focus on mental health early, those kids carry that with them. It’s bigger than the game. It leads to healthier people, and honestly, a better world overall.”

It’s something she’s taking even further. Kayla is pursuing additional education in sports psychology and is already working on what comes next, a 12-week program designed for teen girls, along with resources for coaches and parents to support them along the way.

The goal is simple. Give young athletes the tools to build confidence on and off the rink.

Big Brothers Big Sisters

It starts with showing up and being there for someone.

That’s the foundation of Big Brothers Big Sisters. Through mentorship, kids, known as “littles,” build confidence, stay engaged in school, and develop stronger relationships at home. It’s the kind of support that sticks and makes a lasting difference.

Matches typically begin between ages 6 and 14, with volunteers spending a few hours each month together. Sometimes it’s as simple as grabbing lunch, going to a game, or just having someone to talk to.

While “bigs” volunteer their time, the program still relies on funding to operate. More than 30% comes from events like Bowl for Kids’ Sake, which brings communities together across the country each year. In the Fargo–Moorhead–West Fargo area, 60 companies participated, including Collective.

Collective team members Kendra Lange, Tara Bennett, Cait Heinen, Carissa Wald, Rob Puhr, and Dirk Monson took part in this year’s event, leaning into the spirit of it with team names and a little friendly competition. Other teams showed up in matching shirts and full-on themes, adding to the energy of the afternoon. Collective’s team, “Collective Chaos,” was voted Best Spirit, bringing plenty of chants, high fives, and fist bumps along the way.

Rob Puhr hasn't always been a casual bowler. Back in high school, he competed on his high school’s bowling team. So when Collective put together a team for Bowl for Kids' Sake, it felt a little like coming home.

But the event wasn't really about bowling. It was about showing up for kids who just need someone in their corner. That's the foundation of Big Brothers Big Sisters. Mentorship builds confidence, keeps kids engaged in school, and gives them someone to talk to. Sometimes it's as simple as grabbing lunch or going to a game.

“This is a fun event, but it’s for an incredible cause,” Rob Puhr said. “Helping raise money for an organization that values mentorship and making sure kids are cared about is incredibly gratifying.”

Giving back looks different for everyone at Collective. It all matters, and it adds up in the communities we’re part of.

A kid who stays in the game. A dog who finds a home. A stranger whose day turns around because someone knocked on their door. None of it happens without people deciding to show up.

The Copham: Another Great North Loop Building

Kayla Goebel Nominated for YWCA Women of the Year

Inclusion is more than a performative buzzword for Kayla Goebel. She lives it.

Kayla, creative strategist for Collective/Great States, was recently nominated for YWCA’s Women of the Year for Advocating for Equality. Kayla’s story isn’t about one big moment, but a thousand small ones that quietly (and permanently) changed lives for the better.

A Life Rooted in Inclusion

If you only looked at Kayla’s resume, you would assume she is busy (and you would be right). You would see Creative Strategist. Shop crew member. Small business owner. Volunteer. Student. Proud mom to Aurora.

Kayla’s impact, though, has never been confined to a title, job description, or office hours. The real life Kayla cannot be captured in bullet points. It shows up in late-night conversations, in encouraging texts, and in the way she instinctively brings people together. It’s in the quiet moments where she stands beside someone who needs support.

Showing up for others is what truly drives her. She volunteers. She mentors. She advocates. She supports local nonprofits like Hope Blooms, BIO-Girls, and Homeward Animal Shelter.

She provides mental health support to young female hockey players, helping build resilience, confidence, and emotional strength.

If that all wasn’t enough, Kayla is putting in work to make herself an even stronger advocate. She’s currently pursuing her degree in psychology and sociology at the University of North Dakota, deepening her understanding of the very issues she cares about so deeply.

Strong Roots, Stronger Impact

For five years, Kayla built a gym named Strong Roots that focused on wellness as a product of confidence, belonging, and true community instead of focusing solely on fitness.

One former member of Strong Roots described their experience as life-changing.

“It was a place where intimidation was replaced with belonging, and where confidence was built from the ground up.”

The Connector

If you ask people what makes Kayla different, they rarely start with her resume. They start with how she makes them feel.

Ask almost anyone and they will tell you a story about her authenticity, about the way she shows up, about how she made them feel safe, valued, or understood.

Collective Connect Brings Team Members Together in Downtown Fargo

More than 50 team members gathered for the fifth annual Collective Connect, reinforcing a shared commitment to our residents

Collective team members from across the region came together in Downtown Fargo for this year’s Collective Connect, an annual event focused on engagement, learning, and strengthening connections across the organization. Attendees traveled from Billings, Montana; Watertown, Rapid City, and Sioux Falls, South Dakota; and the Twin Cities, Minnesota, with others joining remotely.

Hands-On and Practical

The two-day conference was impactful and memorable, with engaging activities, networking opportunities, and shared laughter.

One of the most memorable moments day was an interactive role-switching exercise designed to simulate an accelerated “day in the life” of key roles across the company.

Participants rotated through scenarios as maintenance technicians, support office team members, and community managers.

“My favorite part was the simulation Jade and Jacinto designed,” remarked Sydney Schultz, an Operations Support Specialist. “Watching individuals assume unfamiliar roles was compelling. It illuminated how routine challenges for one position can feel entirely foreign to another, offering a sharper perspective on the nuances of each role.”

The challenges required quick thinking, collaboration, and real-time problem solving. It mirrored many of the real scenarios, like unexpected maintenance requests, that team members experience every day in service of residents.

“As someone newer to the company, it gave me a deep appreciation for what my coworkers experience in their jobs,” said Dirk Monson, content specialist with Collective. “You understand quickly how interconnected everything is.”

The exercise reinforced a core truth within Collective: no role operates in isolation. Maintenance, management, marketing, development, accounting, and leadership all intersect to create a top-tier resident experience.

A Shared Commitment to Residents

Leadership from both Collective and Great States addressed the group, sharing updates and reinforcing the company’s guiding principle: everything begins with the resident. The goal is not simply to build or manage properties, but to create places people are proud to call home.

That commitment is what sets Collective apart.

Every design decision, property improvement, communication, and service request ultimately connects back to the resident experience. The alignment between development, construction, and management allows Collective to approach housing in a holistic manner, ensuring that our communities are thoughtfully built and intentionally operated.

“We were collaborating and coming up with creative solutions together, and the energy in the room was contagious,” noted Kylie Kanwischer, digital strategy specialist with Collective. “At one point people were literally jumping up and down. It was such a fun, high-energy reminder of what happens when everyone leans in.”

Across departments and across states, team members leaned on each other’s strengths, demonstrating the adaptability and teamwork that define Collective’s culture.

Now in its fifth year, the Collective Connect continues to evolve while maintaining its purpose: create space for connection, learning, and shared direction.

As the company grows across markets, intentional alignment becomes even more important. Events like Collective Connect ensure that whether a team member is in Fargo, Billings, Rapid City, Sioux Falls, or the Twin Cities, they feel connected to a larger mission and supported by a broader team.

“One take away that I got from the Connect is that all of us may be in different roles, but when we work as one big team, we achieve great things for Collective,” remarked Lisa Kinker, a Property Accountant with Collective.

Meet Sydney Schultz: Turning Experience Into Opportunity

For Sydney Schultz, no two days in property management ever look the same. That’s exactly how she likes it.

“Every day is different. It’s full of surprises,” she says. “The best part is the direct contact with residents. That’s how you build relationships and build real community.”

Sydney joined Collective in May 2021 and has steadily grown within the company through hands-on experience, curiosity, and a commitment to learning.

Sydney’s path to property management began at NDSU, where she studied management communication with a minor in tourism and hospitality. While still a student, she launched her career in the industry as a community assistant in student housing at The Bridges.

That early role sharpened her interpersonal communication skills and confirmed she thrives in fast-moving, people-centered environments.

Since August 2025, Sydney has helped co-manage Dakota Park Apartments in South Fargo. As one of the largest communities in the portfolio, communication and organization are everything.

“This position fits how I like to operate,” she says. “I’m detail-oriented and organized. I care about standards and doing things the right way. Every experience is an opportunity to learn something.”

Sydney’s mindset proved to be exactly what was needed during a recent two-week re-keying project at Dakota Park . With 419 units, common areas, garages, and entrances, the project was a massive logistical effort that required tight coordination with residents and vendors.

“I was seeing keys in my dreams,” she laughs. “But seeing everything come together was incredibly rewarding.”

Even on mornings that start with water leaks, sewer gas concerns, or unexpected maintenance issues, Sydney keeps her focus on what matters most: residents.

She’s especially proud of creating personalized move-in gifts that help residents feel at home from day one. Small details, she says, make a big difference.

“I genuinely care about resident retention. I want people to love where they live and stay with us as long as possible.”

Sydney believes great teams are what make difficult days manageable.

“A strong team is vital in this job. I think of myself as a mentor more than a manager. When people support each other, we’re able to create better experiences for residents.”

That team-first mindset is one reason she’s stepping into her next chapter at Collective as an Operations Support Specialist.

Sydney sees the transition as another opportunity to grow.

“I’m excited to keep learning,” she says. “Especially working with our other regions and pursuing certifications in Montana and South Dakota. I want to become fully certified in property management.”

Outside of work, travel is Sydney’s reset button.

She and her husband, Austin, make it a point to take an annual trip together, often returning to places that shaped her early life growing up in the Mountain West. Her favorite trips include spots like Glacier National Park and Yellowstone. Yellowstone is particularly special as it’s where her husband proposed.

In the end, the culture is what keeps her here at Collective.

“A good team makes even a bad day here better than a good day anywhere else.”

Planning Ahead

Every great event starts with a plan! Thinking about the space you have available, how many people you are planning to invite, themed decor, and how much food & beverage you will need to gather. A good rule of thumb is that each adult requires approximately 1 pound of food, or 6 servings of an appetizer.

If the number of people you want to invite exceeds the amount of space you have in your unit, reach out to your community manager about renting your community space if your apartment has one! Many apartments offer community space reservations either free or for a small deposit/fee. The best way to find out is by reaching out to your community manager.

Decorating Without Breaking The Bank

Have you ever had a vision, but once you start to fill your cart with all the supplies you need, you have racked up a total that feels way too high for the casual event you’ve been planning for you and your friends? Don’t worry, it happens to the best of us! Here are a few things that you can do to help keep your total down without compromising the vibe you’re trying to create:

Start by making a list of the needs, wants, and “would be nice” items
Shop through your belongings and see if anything can be repurposed, upcycled, or utilized instead of purchasing something new (a little paint goes a long way!)
Check out local thrift stores for decor items that match your theme. You’d be surprised by how many hidden gems you’ll find!
Use colored disposable tablecloths that match your theme to make a big impact with a small dollar amount. (example: Black tablecloth for Halloween)
In many cases, less is more! Your guest will be busy with the main event, socializing, and food, so the little details may not be as big as they seem.

Getting Your Space Ready to Host

When you have people in your home, you want to make sure that everyone is comfortable and there is plenty of seating for all. If you need to create more space, try moving larger furniture or items that could be in the way into an extra bedroom or storage space. THink about the flow of the room, what areas will be higher traffic than others, and where you want guests to spend most of their time.

Layout food with a clear start and finish, with plates and silverware at the front of the line, and finishing with napkins and desserts. Ensure that your garbage can is easy to access and empty before your company arrives (this will help make sure you don’t have to do a mid-party garbage run!).

Creating Ambience & Vibes

Playing light music and utilizing different lighting methods is an easy way to create an ambience and keep the energy of your event going (nobody likes awkward silence). Depending on who you’re inviting, the vibe of the room will differ. If you are inviting family members or friends, you may already know what preferences they have for music, but if you are inviting over new people, we recommend trying a neutral playlist like popular hits or a playlist that matches your event theme.

Closets and Storage Spaces

Our Tips Before You Adopt Your Four-Legged Friend!

While looking for an apartment, there are many amenities to consider. Whether it be the location, amenities, style, or budget, many also consider pet-friendly an essential while apartment hunting! According to the LA Times, approximately 70% of apartment residents are pet owners as well. Whether you are a first-time renter or looking to adopt, there are many things to consider/ask before you sign that lease! By asking the right questions, you can make sure apartment living with your four-legged friend is a success.

Pet Deposits/Fees, Rent, and everything in between

There are two types of pet deposits, also known as pet fees. One type is a refundable deposit/fee, and the other is nonrefundable. Pet deposits/fees cover any potential damage that may happen to the unit. After move-out walkthroughs, an assessment is completed for any damage made which is when a refundable pet deposit/fee gets returned. As for a nonrefundable pet deposit/fee, this is a one-time non-refundable transaction that also covers any potential damage to units.

One thing to note is that service animals are excluded from a regular pet, therefore, there are no deposits, fees, and/or additional rent fees.

Pet Limits

If you have multiple pets, one thing to ask while apartment hunting is how many pets a tenant can have. Depending on the location of the property, many apartments located in busier neighborhoods tend to have a pet limit. If you do have more than one pet, be prepared to pay multiple fees.

Breed Restrictions

Unfortunately, due to insurance policies and liability reasons, apartment communities are allowed to place restrictions on certain breeds and size/weights that reside in the community. It is important to be clear and upfront with your management before adopting/renting.

If your animal is a service animal, these restrictions do not apply since they are not considered pets.

Pet Amenities

Some communities offer many unique amenities geared toward pets! Whether it is a pet grooming area or an enclosed pet park, finding apartments with certain amenities can not only make you happy but your pet happy as well!

Pet Rules/Regulations

Many additional regulations may be required for you to comply with before your pet can be allowed onto the property. Some of these regulations are proof in updated vaccinations including being spayed/neutered, pet’s medical history, and proof of flea and tick prevention.

In terms of rules, many communities require all pets to always have collars/leashes on outside of the apartment. Another thing to consider is cleaning up after your furry friend. Some communities may do this for you or offer a pet area where you’re supplied with baggies. If not, make sure you always have baggies on hand! If there is a need for maintenance or inspectors to enter the apartment, some communities require all animals to be caged up for the safety of management.

Although it is not required, it’s not a bad idea to consider pet insurance. This helps protect you if your pet harms someone or damages another’s property.

Area Rugs/Carpet

To help breakup hard flooring, rugs/carpet help absorb sound within your apartment by eliminating the sound of footsteps and echoing. A nationwide housing shortage

People are moving out of big cities and into smaller communities. These communities are having trouble supporting the housing demand leading to a nationwide housing shortage and causing rents to increase.

Extremely low rental vacancies and unrelenting demand

Due to the housing shortage, many are resorting to renting or renewing their leases. As the pandemic nears the end, we also see many wanting to move out of their family homes and be on their own, increasing demand.

Inflation

Inflation can be caused by many factors and is affecting prices everywhere. As communities strive to build more apartments to meet the increased demand, construction costs have increased causing new buildings to be more expensive.

Overall costs of property upkeep are increasing

Tips to Best Operate Your Apartment's AC Unit in the Summer

Save this summer by using our tips to best manage your AC.

As summer heats up quick, we’ve got you covered on how to lower your electric bill. Here are our tips to help you stay cool this summer, while remaining cost efficient.

1. Turn AC on Early in the Day

ACs should be turned on early in the day before the outside temperature starts to rise and the apartment starts to heat. Turning it on when you return home will take several hours to reach a comfortable temperature.

2. Check/Clean Filter

Make sure AC filter is clean. Filters can typically be removed and wiped off with a damp rag or warm, soapy water. This will help air move more easily through your unit, keep your air cleaner, as well as help your AC unit not have to work as hard.

3. Close Blinds

Close blinds during the day, especially for South and West facing windows. This will reduce the heat that enters the apartment.

4. Check Vent Settings

Some ACs have an open/closed vent setting. The “closed” position will cool air from inside the apartment, the “open” position will pull hot air inside and try to cool it. The “closed” position will be optimal on days where it is hotter outside than inside.

5. Use Medium-High Setting

If you run your AC at too high of a setting, it will likely freeze up and stop running. Medium-High will be optimal.

6. Use a Fan

A box or oscillating fan helps circulate cool air throughout the apartment, and takes some of the heavy lifting off the AC.

7. Close Doors

Close the doors to rooms that do not need to be cooled down (such as a closet, storage room, bathroom, etc.) The smaller the space, the easier and quicker the apartment will cool down.

Please note that ACs are only designed to cool the air 15-20 degrees from the outside temperature. If it is 95 degrees outside, your apartment will likely not get down to 60 degrees. As long as cold air blows out of the AC vents, your AC is likely working properly.

Roommate agreements are important. Here are some things to consider when making yours.

Finding the perfect place for you and your pals can be exciting! What isn’t exciting is when they eat your food and don’t pay rent on time. Having a roommate agreement can both set boundaries between roommates as well as hold each other accountable. A roommate agreement is a written contract between you and your roommates defining the rules of your apartment, bill breakdowns, and more. Whether or not the agreement is legally binding, it can help make sure that you avoid conflict with your roommates. Each roommate agreement can be tailored to fit your needs but here are some of the essentials for creating yours!

A Detailed Plan of Bill Breakdowns

This is the most important part of your roommate agreement. This section will outline who pays what, when and how. This can be applied to rent, groceries, bills, security deposits and other expenses you may experience as a household. Are you going to split bills 50/50? Is one person going to pay one month and then swap the next? Are you going to use a money sending system or pay individually? It’s important to detail this as much as you can to avoid confusion and conflict between roommates later.

Rules for Pets

It’s important to find out right away if your roommates either have pets or are going to get one in the future. Some questions to put in the roommate agreement include: What kind of pet is it? Does the apartment allow pets and if so what type and size requirements? Is anyone in the household allergic to certain animals? Are there any breed restrictions? What are the pet fees and who is responsible for paying them? If a roommate plans to get a pet, how much of a notice needs to be provided to the household? These are just a few of the questions and if you have more, make sure to include them in your contract.

Guests and Significant Others

Some guests have a habit of overstaying their welcome. The cleaning situation is completely different for everyone, so figure out what works for you and make sure to do your part and hold each other accountable based on the agreement.

Conflict Resolution

Arguments do come up, but it’s important to find a safe and effective way to settle disputes. In your Roommate Agreement, mark down how everyone prefers to communicate, whether it be via text or through a roommate meeting. Make sure to detail how you will handle situations and communicate anything that wasn’t listed in your agreement.

First time renter? Here are our tips to successfully navigate the renting process.

1. Budget Accordingly

Budgeting for your monthly rent is extremely important when looking for your first apartment and we have a super simple way of doing it. Take your total monthly household income and multiply it by .30 (aka 30%). This number will set the bar as the maximum you should spend on your monthly rent. The lower you get from that number, the more money you’ll have in your pocket for other things (like matcha lattes). Want to maximize your monthly budget? Consider a roommate. Roommates aren’t only just built-in buddies (as long as they do their dishes), they can help you make the most of your monthly dollars. Moving your search from a one bedroom to two can dramatically decrease your share of the rent. Or you can look at a slightly upgraded apartment complex and get a bit more bang for your buck. Make sure to choose wisely when it comes to your roommate(s)! While you may love spending bunches of time with your best friend, they may not be the best roommate. Think about things like how clean you like common spaces, noise levels and other expectations. Then choose accordingly.

2. Wants and Needs

What you need from an apartment can go way beyond bedroom and bathroom count (although those are important). Do you have pets? Some apartments have pet and even breed restrictions so make sure to clarify that before applying. Is being able to walk or bike to work a priority for you? Narrow down your apartment search to neighborhoods that fulfill these needs.

Let’s talk about wants. While they may not be top of the list priorities, they are still incredibly important in your apartment hunt. Do you want an on-site gym? Community space? Updated appliances and modern finishes? All possible but may require an increase in your budget. 3. Take a Tour

Think you found the one? Make sure to tour it before signing on the dotted line. Getting a feel for not just the unit, but the building is important. Pictures can be deceiving, so a tour is the perfect final step before renting. Most apartment buildings can accommodate your needs when it comes to touring. Whether you want to tour in person or over a socially distanced video call, they should be able to make it happen.

4. What’s Included?

Make sure to check what is and is not included with your rent. Here is a quick list of what to look for:

For any of the above utilities that are not included, you will need to set up accounts with the corresponding companies. 5. Rental Application

Most apartments will have a rental application fee. This covers the cost of a background check and processing for each potential renter. These fees can average around $40 so make sure to plan for that.

8. Renters Insurance is Your Friend

You may think “I don’t need renter’s insurance. What could possibly go wrong?” While we hope you’re right and nothing ever goes wrong while you’re renting an apartment (or anytime really), we do strongly suggest adding renter’s insurance. What does renter’s insurance cover you ask? It covers your property and belongings in the case of theft and fire, personal liability if your property was damaged, if someone get’s hurt while staying with you (after your deductible), and if a natural disaster happens and you can no longer stay in your apartment due to it being deemed uninhabitable, renter’s insurance will cover your hotel costs. Whew, no friends’ couches needed.

9. The Move-in Walk Through

You have your lease signed, keys in hand and are ready to move in. But wait! Make sure to always do a move in walk through before settling in. Mark down any damages that are already present in your apartment. This can be stains, scuff marks, chipped cabinets, or anything. Document them and bring a copy to your site office manager. Then when you eventually move out, your deposit won’t be dinged due to any damages caused before you moved in.

10. Set up Mail forwarding

Last but not least, set up mail forwarding! Make sure to forward your mail from your previous address with the United States Post Office. 2. Be ready to act fast. Have all of your documents ready if you find an apartment you love. Submitting your application the day you tour the building can speed up your rental process, reduce the risk of losing out on the unit, and some apartments will even give incentives for applying or signing a lease the same day.

3. Make sure to tour the property. Even though it is a busy time and you don’t want to lose out on what you think is your dream apartment, pictures can be deceiving. Here’s our 10 questions we think every renter should ask before signing on the dotted line.

4. If you are planning on renting with roommates, make sure they are all prepared for the application fees, have their previous rental history and contacts ready to go, and are prepared to decide when you find the one.

10 Questions You Should Ask Before Renting an Apartment

Before signing on the dotted line, make sure to ask your leasing agent the following questions.

1. What is covered in my rent?

Laying out what is covered in your rent before you sign on the dotted line is important because things like heating, electric, water and Wi-Fi can really add to your monthly costs. Knowing what is and is not included helps you budget and plan ahead.

2. What are the average utility bills?

Knowing what to expect to pay for all your utilities can play a role in whether the property is the right fit for you and your budget. Building managers should have information for what you can expect to pay in addition to your monthly rent. They may even have relationships with local internet providers and can help get you a better deal on your Wi-Fi!

3. How do I pay my rent?

Online? A check? In cash (now that’s maybe a red flag…)? Knowing how and when your rent is due is important so you don’t run into any late fees.

4. Parking – for you and your guests

Not all apartment parking lots are created equal. Make sure to get clarification on the apartment's parking situation. Is parking reserved or open and does a garage come with your unit? Will your friends get towed if they visit you and park in the lot? No one wants to get towed, so be in the know.

5. What is your early termination policy? Can I sublet if needed?

Know what the apartments termination policy is, and any fees associated with it. If you can’t terminate early, make sure you know if you can sublet your apartment and what that process is like. You may not plan to leave your lease early, but things happen and it’s best to be prepared.

6. Can I renew my lease? If I do, can I go month to month?

Most likely your apartment will have no problem with you renewing your lease (apartment managers love that), but apartments have different rules around lease terms. Some buildings are happy to go month to month (typically with an added monthly fee) and others won’t lease for terms less than 6 or even 12 months.

7. Are pets allowed? Do you have any breed restrictions?

Your fur babies are important, so make sure you check if the building you are interested in allows pets early on in the process. Some apartments advertise “pets allowed” but have breed restrictions. Asking this question to any of your perspective apartments, helps narrow down your options to best suit you (and your furry friend).

8. If something needs repairing, what is the process of submitting a maintenance request?

If your sink springs a leak at 8pm on a Friday, you don’t want your apartment flooding all weekend. Making sure your perspective apartment has quick and timely maintenance is so important in case something goes wrong. This question can be a great insight into how the management company cares for the building and should be considered when making your final decision.

9. What is the neighborhood like? Noise, traffic, and accessibility are all factors to consider.

Knowing what the neighborhood your exploring is like, can help you decide on an apartment. Is it near a campus and tends to be loud at night? What is the access to public transportation? Is it biking friendly? Know what you like and dislike and ask accordingly.

10. Have you had any issues with the apartment and if so, are they resolved?

Know the history of your unit and the building before signing your lease. You don’t what to find out too late that your building has reoccurring plumbing issues. The less surprises once you move in, the better.

1. Is your winter emergency kit all stocked? Did you break into your bottled water stash after your workout? Or did you take the batteries out of your flashlight for your remote? It’s important to double check your apartment’s winter emergency kit is fully stocked.

2. Charge everything! Anything that you can use to communicate with the outside world, or use to keep up on the latest news, charge it while you have the chance. If there is a power outage, there is a big difference between your phone or laptop being at 50% and 100%.

3. Turn up the heat. Keep your home warm in anticipation for a storm. It will get colder as the weather gets worse. If the power goes out, and your heat goes out with it, you will wish you would’ve kept it warmer earlier. Close door to any rooms that aren’t heavily traveled in. Closets, pantries, dens, are all spaces that are unnecessarily using heat.

4. Car Checklist: If you know you will be going out when a storm is approaching, or even in a storm, have a checklist like the one below to prepare yourself.

Full gas tank – If your car is so low on gas, cold enough temperatures can make what little gas you have left freeze. If you get stuck somewhere in a storm, chances are you’ll have to wait for help. Make sure your gas tank is nice and full.

Up to date on maintenance – If you want to venture out in a storm, make sure your car is ready for the elements. Double check that all your fluids are topped off, your car brakes works accordingly, your tires are aired up and have good traction, and that your car is in good working order.

Shovel – If you do get stuck you can use a shovel to help dig some snow out from under your car.

Kitty litter – Another helpful way to help get your car unstuck, is to help get your tires some traction. If your car gets stuck in the snow, sprinkle kitty litter under the tire treads. Kitty litter absorbs moisture and provides traction to give your tires some momentum. You can also use your floor mats from inside your car to give your tires traction.

Car emergency kit – Just like you have a winter apartment emergency kit, you should always have a winter car emergency kit in the winter. Fill this car kit with items such as bottled water, snacks, hand warmers, flashlight, and blankets.
